q       Located on the going home side of the road

q       Reasonable land cost

q       Promising 3 mile radius

q       Water/sewer connection

q       Zoned for car wash

q       Traffic speed (35-45 mph)

q       Land requirements:

o       In-Bay Automatic: ½ acre

o       Self Service and In-Bay Automatic: ¾ to 1 acre (depending on the the number of bays)

o       Full Service: at least ¾ acre

q       Near an intersection

q       After a red light

q       Comfortable distance from local competition
